According to the US National Association of Realtors, 81% of buyers have an easier time envisioning a staged property as their future home. 

Set the Thermostat

If your property is sitting empty ensure the thermostat is set to a comfortable temperature. While it may be tempting to lower the heat in the winter or forgo the air conditioning in the summer to save on energy, buyers are less likely to purchase a home where they’re chilly or overheated. Most thermostats can follow a schedule so your house feels comfortable and welcoming to visitors while remaining energy efficient. 

Make Your Home Smell Nice

Part of a buyer’s experience in your space will be the scent. If the air is full of unpleasant smells, such as cigarettes, pets, or aromatic cooking, it’s difficult for a buyer to feel cozy in this space.
